Klenovica – Beautifull house very close to sea

This charming family house was built in Mediterranean style in 1985 for a family of four. It is only 2 minutes away from the sea and 5 minutes from the centre.

It lies on a slope of a hill and therefore has a wonderful sea view of the island of Krk. It can be accessed directly from the road, straight to the 25 sq m garage. We can access the house on foot by stairs, where we can get into the house through a 51 sq m spacious terrace. From here we can step into the living room, which is located on the ground floor of the house. We can get to the upper floor through the outer stairs.

Opposite the entrance of the house is a 18 sq m outhouse built of stone, with a straight roof, originally built for a wine-drinker, but currently it is being used as a storeroom. The house is connected to the terrace through a wooden pergola overgrown with vegetation, and it gives a special Mediterranean charm to the whole building.

We can get to the terrace from the living room through an 8 sq m sliding door. The walls are 5 meters tall, its area is 30 sq m. Huge French windows make a fabulous sea view. The focal point of the house is a dual-functioned fireplace situated in the living room, the terrace-facing-side of which is used as a barbecue. The chimney was built of strikingly red brick and thus defines the main role of the house and the terrace too. Next to the living room is the kitchen with another exit to the terrace.

From the ground floor we can reach the half-floor through by stairs, where a 5.6 sq m bathroom and three 10-11 sq m bedrooms can be found. One of the rooms has exit to the 4 sq m balcony. The bedrooms are quite spacious, a French bed can be put in each of them, and thus it is comfortable even for 6 persons. The half-floor can be accessed through the hall as well, and from here we can get to the loft, which is not furnished at the moment, but with a little investment another 30 sq m can be added.

The courtyard is surrounded by stone fence. The distance between the adjoining houses is more than 6 meters, and further building is not allowed behind the house, so there are only two neighbors. The plot is 542 sq m, the stone-fenced courtyard is rich in local vegetation. The typical ragged stone is also present in the other parts of the building and the courtyard.

The first owner of the house was an architect who was quite careful considering the realization of the house. The foundation was built of concrete, the walls from brick, and the wooden roof is covered with tiles. The doors and windows are made of wood, the floor of the living room, kitchen, hall and bathroom is covered with ceramic covering, whereas the bedroom floors are covered with carpet.

There is water in the house, and the diverting of sewage has been solved by a drain-tank. There is no gas in the village, so the heating can be solved by electricity or solid fuel. Water tap can be found on three more spots outside the house.
